The Objection Process
To begin, you should know what the new CAPE TOWN GV2025 valuation is for your property and a letter to that effect should have been received. Failure to receive notice is not grounds for delaying an objection. Remember it is the market value as at 1 July 2025 of your property. If the value is not considered a realistic indication, it may be necessary to consider an objection. It Is not only Market Value but the Category that must be considered as well as the extent of the Property. The objection period will commence on the MID February 2026 and objections must be lodged by 30 April 2026.
Unfortunately, the valuation Roll excludes the Owners name which was available in the past and helped to identify the sections. Now, a Deeds Office Research is performed by us to confirm ownership. We cannot access the City’s data base until MID February 2026 which leaves just over a short 2 months to assist clients.
We will initially require the following:-
- Completed customer Information form
- Copy of Municipal Valuation Notice (Please note for all sectional title units a separate notice should be sent for each entry
- Most current Rates Account (Similarly as for Sectional Title all accounts for each section)
- Copies of previous objection and correspondence
- Proxy Form
- Residential Form Or Non Residential Form (Commercial) Sectional Title Form
- Any information that you believe is relevant (including previous objection forms, any helpful photographs or correspondence with municipal valuer/appeal board. Please include this information with your completed forms.
- If there have been any changes to the property post 1 July 2025, please advise us
- We will then revert to you as to the costs of the valuation (Engagement Letter)
