The 2015 General Valuation Roll for properties within the boundaries of the City of Cape Town will be available as from 19 February 2016 to 29 April 2016. Notices will be dispatched by the City of Cape Town shortly.
Owners will be given the opportunity to object until 29 April 2016. As in the past, no late objections will be accepted.
Owners should ascertain whether the market values determined by the City of Cape Town reflects a reasonable market value of their properties as at 1 July 2015. If not, they may contact us to assist with their objections.
It is recommended that owners email us with their enquiries soonest due to the high volumes experienced in previous years. Remember, any reduction in the value obtained in this objection process, will affect the rates you pay for 3 to 4 years. Given this financial benefit, it is wise to ensure the municipal valuations are market related.
Required information:
- Commercial, industrial and other income producing properties (including blocks of flats):-
- A schedule of the properties to be valued;
- A copy of your rent rolls and tenants information as at 1 July 2015 reflecting rental, tenant and lease details;
- A copy of the most current financial statement;
- A schedule of both annual income and expenditure preferably as at 28 February 2016;
- A schedule of monthly expenditure as at 1 July 2015;
- The status of vacancies during 2014, 2015 and to-date;
- A copy of all current municipal rates accounts;
- The name of the rental agent, if any; and
- Any information that you believe will be of assistance to us in objecting to your valuations.
- Residential property:-
- Details of any improvements since the property was last inspected or since we last submitted objections;
- Details of improvements after 1 July 2015;
- Any details that you can provide of recent sales in your immediate area (we do have listings but often there are more recent transactions that have not reflected);
- Any lease agreements; and
- For sectional title units:-
- Section Numbers;
- Levies payable; and
- Name of the managing agent.
